1. RESERVATION
Reservations, even if made by telephone or e-mail, are considered confirmed and effective upon receipt of a Confirmatory Deposit.
2. DEPOSIT
The amount of the deposit to be paid must be equal to 1/3 of the total price of the holiday stay, to be received within a maximum of 7 days of the request. It can be sent via postal order or bank transfer (the details of which are published on the site on the Price List page). Upon receipt of the deposit, the Booking Confirmation will be forwarded to the Guest. The deposit paid will be deducted from the balance upon arrival
3. IN CASE OF CANCELLATION OF RESERVATION
With us you will have a SAFE HOLIDAY With us you will have a PROTECTED DEPOSIT: in case of cancellation within 21 days before arrival, your deposit will not be lost, but will be valid for a future stay at our facility, even for the following year (within 12 months). If you do not wish to take advantage of this opportunity, the Residence Management will retain the entire amount of the Confirmation Deposit (art.1385 of the Civil Code).
4. ARRIVALS
Check-in takes place from 4.00 pm to 10.00 pm and upon arrival the identity documents of all the people who will be hosted in the accommodation must be shown for registration. If the Guest is unable to arrive at the time indicated for the scheduled day and is late, he or she is required to promptly notify the Management. The Guest who does not occupy the booked Apartment by 11:00 am the following day, without notice, will be deemed to have renounced. The Guest who, 48 hours after the scheduled arrival day, despite informing the Management, has not paid the entire amount of the holiday will also be considered a renouncer. For early departure or late arrival there are no reductions or refunds of the price of the stay.
5. DEPARTURES
Check-out must take place no later than 10:00 on the day of departure. Departures at night (before the morning of departure) must be agreed with the Management. Please remember that the Apartment must be left tidy and free of rubbish, with the kitchenette (including equipment and crockery) perfectly clean. Otherwise, an additional cleaning fee of Euro 50.00 will be charged.
6. BALANCE PAYMENT

The BALANCE of the stay must be paid in cash, debit or credit cards upon delivery of the Apartment and therefore at the time of Check-in.

7. DEPOSIT
Upon arrival, a deposit of Euro 200.00 (Euro 100.00 per person per group of children even if they are adults) will be requested as a guarantee for any damage or breakages caused during the period of stay. The deposit will be returned upon departure after the management has checked the perfect condition of the apartment through its staff. Any damage or breakages must be compensated at current prices. Complaints about the condition of the Accommodation must be made within 24 hours of arrival, beyond which they will not be accepted. The Guest undertakes to take the utmost care of the Apartment, the furnishings and the equipment and appliances but also to adopt behaviors that respect the rules of civil coexistence and condominium regulations. Otherwise the Management is authorized to remove him. In the event of loss of keys or magnetic entry cards, it must be immediately reported to the Management and will result in a refund of Euro 50.00 for each key as they will need to be changed for all guests and of Euro 20.00 for each card.
8. STAYING RULES
For security reasons and by law it is forbidden to host unregistered people or receive unregistered people at the reception. It is the Management’s prerogative to allow visitors entry. If accepted they must show their identity documents and can only stay for a few hours but never beyond 11pm on the same day. Otherwise they will have to pay the daily fee with the obligation to register communicated to the PS. Visits by Friends and/or Relatives which involve an overnight stay in the same Accommodation rented by the Guests of the Residence, must be authorized in advance by the Management and recorded on attendance sheets (even if the number of People does not exceed that permitted for the type of Apartment rented and therefore nothing is due as a supplement). In fact, the prices in the price list refer to the number of people indicated for each type of apartment and children are considered people. Due to the Privacy Law, the Management cannot provide information on the presence or absence of its Guests therefore, if they are expecting visits they must inform the staff at the Reception and wait for them in the Hall. The quiet at night (from midnight to 7.30 am) and in the afternoon (from 1.30 pm to 4.00 pm) must be respected.
9. MINORS
Minors are admitted only if accompanied by parents or legal guardians. Parents or guardians assume responsibility for the minors entrusted to them for the entire duration of the stay. Children (or minors) must be supervised in the common areas as well as in the Apartment by their Parents who are directly responsible for both their conduct and their safety and, in this regard, the Management declines any responsibility.
10. ANIMALS
Only small dogs (maximum weight 9/11 kg) that are vaccinated, not noisy and well-behaved (i.e. that do not ruin furnishings and/or make a mess in the house) are allowed exclusively in the apartments located on the ground floor (only one dog for each apartment). and/or climb onto beds or sofas and therefore cannot be left alone in the house). Their presence must be communicated at the time of booking and, if accepted, involves an additional price of Euro 40.00 for cleaning the accommodation and for disinfestation using specific methods and products. In the event of disturbance or damage to people or things, the Management reserves the right to request early departure without any refund to the Guest who is required to compensate for the damage caused. If accepted, a specific regulation acceptance and responsibility acceptance form must be signed upon arrival. The form can, if requested, be sent by email to give you the opportunity to read it in advance.
11. RESIDENCE RESPONSIBILITY
The Management of Residence Costa is relieved of any responsibility for the following aspects: – for any damages deriving from third party events or from innocent interruptions of services, – for any shortages of personal effects and valuables or money kept in the rented accommodation (each Guest is required to take due care of the objects of his/her property), – for theft or damage to the car kept in the assigned parking space which, as you well know and accept this condition, IS NOT GUARDED. The Tenant is responsible towards the property of Residence Costa and third parties for any damage resulting from your behavior in the use of the rented property and declares to be relieved of any liability connected to any injuries or accidents that may occur during your stay at the property. leased. For any legal disputes, the exclusive competent court is Teramo.
12. APARTMENT ASSIGNMENT
The assignment of the Apartment takes place based on availability and, if possible, the indications expressed by the Customer regarding floor and exposure will be satisfied. However, in assigning the Apartment, the Management of Residence Costa reserves, in cases of unforeseen circumstances or impossibility for clearly logistical reasons, the unquestionable right to replace it with another equivalent or higher value defined in the Price List.
13. ACCEPTANCE OF THE CONDITIONS / REGULATIONS
The booking entails the acceptance and observance of all 13 points of these REGULATIONS/CONDITIONS which can be integrated by the Management (separately, by additional rules communicated in good time to the Guest) if it deems it appropriate to issue them to achieve the best functioning of the Structure and the maximum satisfaction of its Guests. The Residence Staff is authorized to enforce these Regulations and to report any non-compliance to the Management. In the event of serious non-compliance with the Regulation or one of its points, the Management has the unquestionable right to remove, without notice, anyone who does not respect it or behaves in such a way as to create damage or disturbance to people or things.
